Denver Housing Price Trends

Over the past five years, Denver's housing market has experienced notable fluctuations. In 2019, the median home price was approximately $450,000. By 2021, this figure had risen to around $550,000, reflecting a strong demand and limited supply. In September 2024, the median home price reached $575,000, marking a 2.2% increase from the previous year. However, the market has shown signs of cooling, with homes selling after an average of 31 days on the market, compared to 18 days the previous year. This trend suggests a shift towards a more balanced market, offering potential buyers increased opportunities.

Denver Neighborhoods

Denver's neighborhoods offer a diverse array of living experiences and home prices, reflecting the city's vibrant character and appeal. Central neighborhoods like LoDo (Lower Downtown) and Capitol Hill boast historic charm and proximity to urban amenities, with home prices generally on the higher end due to demand for their central locations and lively atmosphere. Highlands and Cherry Creek are also popular, featuring upscale homes and boutique shopping, with prices often in the higher range, appealing to buyers looking for both luxury and walkability.

In contrast, more residential neighborhoods like Park Hill and Washington Park provide a mix of historic homes and modern builds with large yards, appealing to families and those seeking a quieter lifestyle while remaining close to the city center. Sloan’s Lake offers slightly more affordable options with views of the mountains and proximity to outdoor activities. Suburban neighborhoods such as Green Valley Ranch and Montbello tend to offer more budget-friendly options, appealing to first-time buyers and families looking for space and affordability without sacrificing access to the city. Denver’s home prices have shown resilience and diversity, giving potential buyers and investors options across a wide range of price points, from cozy, affordable areas to more luxurious, high-end markets.

Sun Valley

This neighborhood has undergone a substantial transformation through a $240 million redevelopment project. The initiative aims to replace 333 units of public housing and add over 950 new mixed-income units, along with a 212-unit building dedicated to seniors and people with disabilities. The project also includes selling 10 acres to private developers for an additional 800 market-rate units.

Hale

The Hale neighborhood has seen the development of the 9th & Colorado project, which has added approximately 1,000 new homes. This mixed-use development includes residential units, retail spaces, and public amenities, significantly altering the area’s landscape.

Denargo Market Area

Located near downtown Denver, the Denargo Market area is undergoing a massive redevelopment. The 17-acre project plans to introduce thousands of new residents through the construction of apartments, condos, office buildings, shops, restaurants, and entertainment venues. The first phase includes creating four acres of open space for community use.
